You may not always be able to spot foundation issues on your own, and this can be something that isn't apparent until you have an inspection, if it is found at all. However, sometimes you can spot signs of potential foundation troubles on your own. They can come in the form of cracks stemming from the window sills, cracks outside coming from the base of the house, or even obvious areas where the house has a visible gap underneath it.

Make sure there are no visible signs of water damage

Just as with foundation issues, sometimes water damage is found during an inspection; however, it makes things easier and saves you from wasting time if you can spot problems on your own. When you are walking through single family homes, you want to look at the ceilings, all the walls, under the cabinets, and along the showers. You should also pay attention to the flooring, baseboards, and the yard. You don't want to see any signs of water damage, which can present itself as stains on the ceilings or walls, or even unexplainable puddles in the yard. Signs of water damage can mean there is a leaking roof or a broken pipe.
