Purchasing An Acreage In City Limits: What You Need To Know

If you're looking for a lot of land, an acreage can be the perfect place to start. But while purchasing land within city limits can be convenient, there are other things that you need to consider. Here are a few of the pros and cons of looking for a lot of land within city limits.

1. Utility Hook Ups Are Expensive in the Country

One of the major benefits of purchasing an acreage within city limits is that the utility hook ups will already be available. If you're trying to purchase an acreage outside of city limits, it's more likely that you may need to run water, electricity, and cable to your property. This can cost a lot more than people think, to the tune of tens of thousands of dollars.

2. You're Restricted to City Regulations

Some people are surprised to find out that their acreage doesn't allow chickens or other livestock. Some cities have regulations regarding what you can have within city limits, even if you do have a lot of land. Outside of city limits, most of these types of regulations are fair game.

3. Pay Attention to Your Zoning

An acreage is traditionally land that's zoned agriculturally. However, you can have multiple zoning issues, such as commercial/agricultural, or residential/agricultural. Furthermore, not every piece of large land is actually zoned agriculturally. You could find yourself with a large plot of land outside of the city that's zoned commercially.

This is important because it's very hard to change zoning. While not impossible, changing zoning takes a lot of time, and there's absolutely no guarantee. Rather than assuming what zone you're in, you should check the records first.

4. Get Friendly With Your Neighbors

When it comes to agricultural property within city limits, difficulties are usually encountered with neighbors first. Many people within a city don't want to live by a large scale farm or even a hobby farm. They may complain about the animals on your property, or the fact that the property is being used for agriculture at all. Before you purchase an acreage, you may want to contact the neighbors, and let them know what your plans are.

Ask your real estate agent whether there are restrictions you need to be concerned about within city limits. Some areas allow you to have horses, while in other areas, you can't even have too many cats. These pros and cons will help you decide what acreage for purchase is best for you.
